This version is a draft. I will fill in the places marked “Details to follow” as soon as the details are settled.

1Landlord and scope

The cabin is also listed on Airbnb. If you book via Airbnb, you conclude the contract via Airbnb, and the terms and house rules there apply. These rental terms only apply to bookings made directly with me.

2Booking and conclusion of the contract

  • You choose arrival and departure in the calendar, the number of guests and animals and, if you wish, the linen package. You see the total price straight away.
  • You confirm these rental terms and payment of the total price, each with a separate box, and click “Order with obligation to pay”. Your booking is then binding.
  • You pay on Stripe’s payment page. The website then checks your dates once more against the Airbnb calendar. If they are free, I confirm the booking by email with a booking number, and the contract is concluded.
  • If the dates have been booked via Airbnb in the meantime, no contract is concluded. Your payment is then not charged.

3Price

The total price shown includes all costs you have to pay, including utilities and final cleaning where they apply. You only pay for extras such as the linen package if you choose them yourself.

  • Prices per night and season: Details to follow: prices.
  • Minimum stay: Details to follow: minimum stay.
  • Linen package: Details to follow: price and contents of the linen package.
  • Animals: Details to follow: whether an animal costs extra.

4Payment

You pay the total price via Stripe when you book. You expressly agree to this before paying. The amount is only charged once the dates have been checked again after your payment and found to be free.

5Deposit

Whether I take a deposit for direct bookings: Details to follow: deposit (amount, due date, repayment). If I take one, I state its purpose, amount, due date and repayment before you book. I provide evidence for any deductions.

6Cancellation

If you cancel the booking, I refund you according to this scale: Details to follow: cancellation scale. Please cancel by email; what counts is when it reaches me.

If I cannot rent out the cabin because it has become uninhabitable, for example after storm damage, I cancel immediately and refund the full amount.

7Double booking via Airbnb

The cabin is also rented out via Airbnb. The two calendars are matched regularly, but not at every moment. If a double booking still occurs, I cancel, refund the full amount and get in touch with you immediately.

8Arrival and departure

  • Arrival from 15:00, departure by 11:00.
  • You will find the key in a key box. You will be told how to open it before you arrive.

9Guests, length of stay and purpose

At most 2 people stay overnight in the cabin. I only rent it out for holidays and leisure, not as a home. Maximum length of a stay: Details to follow: maximum length.

10Animals

You may bring up to 2 animals, dogs or your own horse. The conditions for keeping a horse: Details to follow: keeping your own horse.

My own animals also live on the farm. You look after your animals yourself. Section 12 applies to any damage they cause.

11Smoking

Smoking is not allowed in the cabin, including e-cigarettes. If anyone smokes anyway, I charge the actual, documented costs of cleaning and removing the smell. There is no flat fee, and I do not charge anything to your card afterwards.

12Damage

Please treat the cabin and its furnishings with care. Report any damage straight away, even if you did not cause it. You are liable under the law for damage that you, your fellow travellers or your animals cause through your own fault. I document the damage for you with photos and invoices.

13Guest register

If Danish law requires a guest register for the cabin, I will ask you for the required details on arrival. Details to follow: whether the obligation applies to the cabin (lawyer, REQUIREMENTS M-10). More on this in the privacy notice.

14No right of withdrawal

There is no right of withdrawal for booking accommodation for a fixed date (§ 18(2) no. 12 forbrugeraftaleloven, § 312g(2) no. 9 BGB). The cancellation rules in section 6 apply.

15Complaints

If something is not right, please tell me straight away during your stay so that I can fix it. If we cannot find a solution, you can contact the Danish complaints body for consumers:

16Applicable law and jurisdiction

Danish law applies to the rental contract. The courts in Denmark have jurisdiction because the cabin is located there (Art. 24(1) of Regulation (EU) No 1215/2012).
